Review all available construction drawings and documents
Perform a detailed visual inspection of the exterior building envelope
Provide a written report of our findings, complete with details and photographs
Outline possible sources of water intrusion and summary of our findings
Provide the Association with information to determine the current state of their structures
During the course of the turnover of documents from the Developer to the Association, inspections need to be performed to ensure the structures were built as depicted in the original construction drawings. O&A can perform these services to help the Association fully understand the state of their structures. O&A will review all available construction drawings and documents, and perform a preliminary inspection to familiarize ourselves with the existing property, gather dimensional information and collect other site data specific to the project. O&A will perform a detailed visual inspection of the exterior building envelope, specifically focusing on the cladding, balconies, walkways, windows, and roofs, to evaluate their condition and catalog our findings through written notes and photographs. O&A will provide a written report of our findings, complete with details and photographs. The report shall include detailed descriptions of the exterior building envelope components, outline possible sources of water intrusion and a summary of our recommendations. The report will also include an identification of locations on the building envelope that where inspected, the condition of the stucco, sealants, and balconies, and concerns observed during the inspection, such as rotten wood, corroded metal, cracked stucco or water damage. Through this investigation process O&A will be able to determine if the structure was built as the original construction drawings depicted.
