O'Connell & Associates is a mid-sized, multidisciplinary firm specializing in residential, commercial, and municipal work, with civil and structural engineers and a Registered Landscape Architect on staff. Our principals and engineers all have design and construction backgrounds. That is why the answer is usually common sense and economical.
That background shows up in the details. A contractor can price the repair documents without guessing. The phasing works in an occupied building. Answers come at the weekly meeting, not a week later.
We walk the building floor by floor and unit by unit, and we educate the board as we go. A board that understands why a repair is needed can fund it and defend it to owners.

Where these credentials come from
These credentials are not interchangeable. A license, such as Professional Engineer, is a state-issued right to practice. A registration, such as Registered Landscape Architect, is the state's record of that right in its own registry. A certification or professional designation, such as Reserve Specialist or Certified Master Inspector, is issued by a professional body rather than the state. Florida Board Recognized Structural Engineer is a statutory recognition, not a separate license. Every one of them is issued by a named organization with a public lookup. Engineer licensure is verifiable through the Florida Board of Professional Engineers, landscape architecture and community association manager licenses through the Florida Department of Business and Professional Regulation, and reserve study designations through the Community Associations Institute and the Association of Professional Reserve Analysts.
