The building

Address, approximate age, number of stories, and construction type if you know it. For a condominium, the year of the certificate of occupancy matters more than anything else on the list.

What prompted the call

Water in a unit, cracked concrete on a balcony, a letter from the county, a lender request, a bid you want reviewed, or a deadline on a development order.

What already exists

Prior reports, a milestone inspection, a reserve study, drawings, permits, or contractor proposals. We read what you already paid for before recommending new work.

    Engineering staff read every inquiry. If the message names a building and a problem, it goes to the discipline lead who handles that building type.

    Ten minutes on the phone usually settles what the work is, whether a site visit is needed, and whether a statute or a lender deadline is driving the schedule.

    A written scope and fee

    You receive the scope in plain language, the deliverable it produces, the assumptions behind the fee, and what falls outside it.

    Scheduling

    Field work is scheduled against your access constraints. On occupied buildings, that means unit access, resident notice, and a sequence that keeps the building usable.

Common questions before the first call.

Do you charge for the first conversation?

No. A scoping call costs nothing. If the situation does not call for an engineer, we will tell you that on the phone rather than write a proposal for it.

How fast can someone get to the building?

It depends on the office and the season. Active water intrusion moves to the front of the schedule. Tell us on the first call if water is coming in today.

Can you take work outside the counties listed here?

Often, yes. Our staff hold Florida licensure, and the firm works along both coasts. Send the address, and we will say plainly whether we are the right firm for that location.

Will a licensed engineer sign the report?

Deliverables that require a seal are signed and sealed by the Florida-licensed engineer responsible for the work. Individual licenses are listed on each staff profile.
