Santa Rosa Beach, Destin, and Panama City Beach cover Walton, Okaloosa, and Bay counties, with a Daytona Beach service area covering Volusia and Flagler counties on the Atlantic Coast. We keep offices within the counties where we regularly appear before reviewing authorities.

The firm is licensed to practice in 12 states. The offices are not identical, and we would rather say so than imply every discipline sits in every building.

Coverage

Three offices and one service area, one licensed firm.

Three offices sit on the Gulf Coast, in Walton, Okaloosa, and Bay counties. The Daytona Beach service area sits on the Atlantic side in Volusia County. Between them, they cover the beach communities, the inland municipalities, and the barrier island condominium stock along both coasts.

Each location has an anchor practice, though every discipline is available from every one. Santa Rosa Beach is the principal office and carries structural and civil site work. High-rise Waterproofing & Restoration and Contract Administration run out of Destin. Operations and Landscape Architecture sit in Panama City Beach. The Daytona Beach service area gives us an Atlantic Coast presence with a different permitting stack.

A project scoped from one office draws staff from whichever office holds the discipline it needs, and one project manager stays responsible for the whole engagement.

Agency boundaries

Environmental Resource Permits run through the Northwest Florida Water Management District on the Gulf Coast and the St. Johns River Water Management District on the Atlantic side. State roadway work runs through FDOT District Three in the Panhandle and District Five near Daytona. Filing with the wrong agency costs weeks.

Coastal rules shift

Coastal Construction Control Line setbacks, Coastal High Hazard Area limits, and flood zone requirements shift over short distances. Two parcels on the same street can carry different design criteria.

Private review boards

Several beach communities run private design review boards on their own submittal calendars, independent of the county. Those calendars often set the schedule before the engineering does.

Working with us remotely

You do not have to visit an office.

Most boards and owners never set foot in one of our buildings. We scope by phone and do the field work at the property. Deliverables arrive signed and sealed in digital form. Meetings with a board or a review agency happen wherever the meeting is held.
