Destin
High-rise condominium Waterproofing & Restoration, forensics, and Contract Administration.
Not every discipline is staffed at every location. See all five service lines on the About page.
What the Destin office actually handles.
The Destin office is built around occupied high-rise condominium work: envelope condition surveys, concrete and masonry repair design, balcony and railing assemblies, coatings and waterproofing systems, and Contract Administration through the repair itself.
Most engagements here begin with a statutory trigger or a symptom. A building reaches its milestone inspection year, a reserve study comes due, a unit reports water, or a balcony shows spalling. The first job is separating what the building actually needs from what a proposal in front of the board says it needs.
Repair on an occupied building is a logistics problem as much as an engineering one. Access, resident notice, and phasing get designed alongside the details, because a board has to keep a building livable while its envelope is open.
If one of these reads like your situation, start here.
- A milestone inspection is due or a local enforcement agency has sent notice
- A structural integrity reserve study has to be completed or updated
- Water is entering units and nobody has established where it starts
- Repair bids are in hand and the board wants the scope reviewed before signing
- A repair project is under way and needs Contract Administration and Construction Observations
Not sure which applies? Call (850) 403-4555 and describe the building. Or send the details in writing.
All five service lines are available to clients in this market, whether or not the discipline is staffed in this building. A project scoped here draws engineers, designers, and field staff from whichever of our locations holds the work, and one project manager stays responsible for the engagement. The agencies we appear before in this market.
Milestone inspections under section 553.899, Florida Statutes, for condominium and cooperative buildings three habitable stories or more, at 30 years from certificate of occupancy and every 10 years after. A local enforcement agency may determine that local circumstances, including proximity to salt water, warrant a 25-year first inspection. That is a local determination, not a statewide rule. Structural integrity reserve studies under section 718.112, Florida Statutes.
Occupied high-rise repair adds swing stage and scaffolding access, resident notification, unit-access sequencing, and phasing that keeps a building habitable while its envelope is open.
