Miramar Beach, Santa Rosa Beach, Seascape, Sandestin, and the communities along 30A are unincorporated, so building permits and inspections for most of Walton County's coastal condominiums run through the Walton County Building Division in DeFuniak Springs rather than a city hall.
Our Santa Rosa Beach office works a few miles from these buildings. Before we scope a milestone inspection, we confirm the inspection year with the building official in writing, so the board's plan starts from the building official's answer rather than an assumption.
Gulf-front repair work can involve FDEP coastal permitting in addition to county permits. When a repair program follows an inspection on a gulf-front building, we build those approvals into the first version of the schedule.

Who handles building permits for a condo in Miramar Beach or on 30A?
The Walton County Building Division, 117 E. Sloss Ave., DeFuniak Springs, (850) 892-8160. Miramar Beach and the 30A communities are unincorporated, so there is no city building department involved.
Is our Walton County building's first milestone inspection at 25 years or 30?
We do not answer that from a web page. We give the Walton County Building Division your building's address and get the answer in writing as part of scoping the inspection.
Who submits the sealed milestone report?
On our engagements, the engineer submits the sealed report to the building official and delivers it to the association.
Our building is gulf-front. What does that change after the inspection?
Mostly the permitting. Repairs on gulf-front buildings can involve FDEP coastal permitting alongside county permits, and we put those approvals in the first version of the repair schedule.
