How a development starts

Residential development projects include both individual single-family homes and multi-family neighborhood developments, complete with associated amenities and infrastructure. We have extensive experience designing residential developments on this coast.

The preliminary design phase is based on the owner's goals, the size and condition of the land, the soil and groundwater properties, and any historical permit documentation. What is already on record about a parcel usually decides how fast it can move.

Design, permitting, and construction

We meet with the necessary regulatory agencies and prepare site drawings, permit applications, documents, and specifications. Each set of drawings includes the plans and details specific to that project, and we assist the owner in applying for and obtaining the required regulatory permits.

During construction we provide documentation and engineering assistance, which includes Construction Observations and reporting, answering contractor questions, and enforcing the technical specifications.

Common questions.

What does the preliminary phase produce?

An understanding of what the parcel will support: its size and condition, soil and groundwater properties, and the permit history that governs what can be approved on it.
