WaterSound Beach, FL
The work
The project consisted of the development of a portion of a 38-acre of land and included the design and permitting of infrastructure necessary to service a new 5,100 sq.ft. restaurant and clubhouse building complete with an 8,000 sq.ft. pool and lazy river located in WaterSound Beach, Florida.
Infrastructure design included paved areas such as roadways, sidewalks and parking, potable water and sanitary sewer utilities and a stormwater drainage and management system. Permitting included a Walton County Minor Development Order, Florida Department of Environmental Protection (FDEP) Stormwater Permit, FDEP Water Distribution Permit, and a FDEP Wastewater Collection Permit. The design and State and local permitting for the project included the redesign of the entry drive, a new golf cart parking lot, a new round-a-bout, an upgrade of the existing stormwater management system and an upgrade of water and sewer services necessary to accommodate the future proposed buildings and amenities. The project included a curvilinear layout, structural design, and permit with FDEP for nearly one mile of timber boardwalk through environmentally sensitive areas.

Water and sewer service from the main to the building, sized for demand and coordinated with the utility that will own and operate it.

Drives, turn lanes, and internal circulation designed to the standards of the agency with jurisdiction over the connecting road.
Assembling and carrying the application through the review agencies that hold approval authority over the site.

We ask what prompted the call, what documents already exist, and what deadline is driving the schedule. If the work does not need an engineer, we say so.
A licensed engineer or a staff member working under one goes to the site, documents conditions, and reviews the drawings and reports already on file.
Findings, drawings, and specifications go out under seal, written so a board can read them and a contractor can bid from them.
During construction we review submittals, answer requests for information, perform Construction Observations, and review pay applications against work in place.
