What the survey covers

We begin by reviewing all available construction drawings and documents and walking the property, so the inspection is informed by how the building was actually built rather than how it looks from the parking lot. We then perform a detailed visual inspection of the exterior building envelope, focused on the cladding, balconies, walkways, windows, and roofs, cataloging every finding in written notes and photographs.

This work is also called a building enclosure condition survey or a building-envelope condition assessment. The three names describe the same deliverable, and we use them interchangeably because owners, insurers, and attorneys each use a different one.

What you receive

A written report, complete with details and photographs, describing each exterior building-envelope component. The report identifies the specific locations inspected, states the condition of the building exterior, sealants, balconies, and walkways, outlines possible sources of water intrusion, and summarizes our recommendations.
