Do you appear as an expert witness?
Yes. We appear in mediation and can testify to the findings in our sealed reports.

Inspections and reports written to stand up in mediation, plus an engineer who can sit in the room and explain them.
We provide legal support through inspections and report writing that supplies evidence for the association's case. We review all available construction drawings and documents, perform a preliminary inspection to become familiar with the property, gather dimensional information, and collect other site data specific to the project.
We then perform a detailed visual inspection of the exterior building envelope, focused on the cladding, balconies, walkways, windows, and roofs, and catalog our findings in written notes and photographs.
The report describes each exterior building-envelope component, identifies the locations inspected, states the condition of the stucco, sealants, and balconies, outlines possible sources of water intrusion, and summarizes our recommendations.
From there the analysis extends as the matter requires: forensic analysis, infrared testing, laboratory sampling, research into existing warranties, and destructive testing where the question cannot be answered any other way.

Yes. Warranty review is part of the engagement, because a live warranty often changes both who pays and what the association is free to do to the building.
Send the building, the site, and the timeline. A licensed engineer will tell you what we would actually do.
