The point is a proactive repair and replacement plan that maximizes the service life of critical building components and lets the board plan the property's major projects before they arrive.
Every plan is written for the association and the terms are negotiable. We build it around what the building actually needs.
We take drone photographs of the property each year as pre-hurricane documentation. All photos are turned over to the association, and the association holds all rights to them. After a storm, that set is the difference between describing prior condition and showing it.
Electronic maintenance manuals give the association immediate access to maintenance information and reports. We also scan the original existing building plans and return the physical copies along with an electronic set.
We attend board meetings at the request of the association to discuss the condition of the building and any current or upcoming projects. Condition survey reports, reserve studies, and other reports are walked through with the board so members stay current on the building and on recommended repairs.
We also provide on-call inspection and reporting, including after a natural disaster, on the terms the association sets.
We deal directly with the community association manager, the board, the contractor, and the product manufacturer.
